THE ROLE
The CMHC & Multi-Family Underwriting and Origination Group sources and underwrites CMHC-insured and conventional multi-family loan transactions for various funds and partners. As an Analyst, you'll support underwriting, origination, portfolio, and account management. You'll gain exposure to Canadian real estate debt through diverse multi-family transactions, developing skills in structuring and underwriting across different geographies.

THE TASKS
Underwriting Transaction Review & Analysis
May include, but not be limited to, the following tasks:
- Analyzing and assessing credit risk for commercial mortgage loan applications based on financial statements, credit history, and market trends.
- Reviewing property appraisals, market analysis, and other due diligence documents to ensure the viability and profitability of the proposed mortgage. Conducting detailed financial analysis including cash flow, debt service coverage ratios, and loan-to-value ratios.
- Collaborating with loan processors and originators to gather necessary documentation and information for underwriting decisions.
- Preparing and presenting loan approval packages with risk assessments and recommendations to loan committees or senior management.
- Ensuring compliance with company policies, underwriting guidelines, and regulatory requirements in the loan approval process.
- Monitoring and reviewing loan performance post-closing to identify any early signs of potential issues.
Portfolio Analysis & Account Management
May include, but not be limited to, the following tasks:
- Conducting regular analysis of the loan portfolio to assess credit risk, concentration risk, and compliance with lending policies.
- Reviewing and monitoring the financial performance of borrowers and properties within the portfolio to identify potential risks or opportunities.
- Maintaining relationships with borrowers, providing ongoing account management and addressing any loan servicing issues.
- Collaborating with credit analysts and loan officers to perform annual or periodic reviews of accounts.
- Preparing portfolio reports and updates for senior management, highlighting key trends, risks, and performance metrics.
- Assisting in the development and implementation of strategies for portfolio growth, diversification, and risk management.
- Ensuring compliance with regulatory requirements and internal policies in all aspects of portfolio management and account servicing.
Risk Assessment & Regulatory Compliance
May include, but not be limited to, the following tasks:
- Analyze risks in CMHC-insured and conventional multi-family loans, ensuring informed lending decisions align with internal guidelines.
- Review underwriting and origination processes to comply with CMHC rules and documentation standards.
- Prepare and organize regulatory documentation, supporting accurate and compliant credit applications.
- Monitor CMHC policy updates, adapting processes and workflows to maintain compliance.
- Collaborate with CMHC, brokers, borrowers, and internal teams to ensure smooth, compliant loan processing.
- Conduct portfolio reviews, addressing compliance risks and preparing reports for stakeholders.

An active commercial mortgage lender and investment fund manager located in downtown Toronto.
THE OPPORTUNITY
This opportunity is excellent for a finance candidate to join a fast-growing and dynamic Asset Management team. The candidate can expect to obtain valuable experience by being exposed to the various facets of the deal cycle, from the drafting of credit applications to funding/closing, as well as meeting and communicating with investors, brokers and borrowers.
THE EXPECTATIONS TIMELINE PREVIEW
By Month 1
- Learn and familiarize yourself with the commercial mortgage lending environment, internal and external stakeholders, systems, and company processes.
- Familiarize yourself with the underwriting models.
- Begin to understand the key deliverables, deadlines, and workflow process within the CMHC & Multi-Family Underwriting and Origination Group.
- Learn and familiarize yourself with CMHC’s rules and guidelines to ensure compliance and effective management of processes.
By Month 3
- Complete preliminary decks for internal and external stakeholders, including CMHC.
- Able to utilize underwriting model for structuring of deals with input from originators.
- Identify key metrics, ratios, and documentation requirements for underwriting and origination process.
By Month 6
- With guidance from originators, complete loan summary decks for internal and external stakeholders.
- Able to competently liaise with internal and external stakeholders on underwriting and funding/execution of loans.
- Complete loan amendment, extension, and renewal submissions for existing loans in the portfolio.
THE SKILL SET
-
- Undergraduate degree in Finance, Accounting, Economics, or Business Administration is considered an asset.
- Prior experience in commercial real estate lending is an asset.
- Designation in CPA or CFA is considered an asset.
- Excellent written and verbal communication skills.
- Strong interpersonal, organizational, and time-management skills.
- Advance- level Excel skills and experience with financial modelling.
